1. General provisions

The site louvkey.com is operated by UAB „LOUV/KEY Realty", company code 305000000, registered office Gedimino pr. 21, LT-01103 Vilnius. Real-estate broker licence LT-RE-2024-0419.

2. Services

Through the site we offer:

  • Full-service commission (1.5% + VAT) — representation for buying or selling real estate in Vilnius.
  • À la carte services — photography, listing creation, contracts, showings, staging, CMA, open houses. Exact prices on the Services page.
  • Consultations — free 30-minute walkthrough and call.

3. Contracts

Information on the site is not a public offer. Specific contracts with clients are signed in writing after the initial call and property walkthrough. Commission and service scope are fixed in a separate signed agreement.

4. Prices

All prices on the site are indicative and may be adjusted in an individual contract. All fees include 21% VAT unless stated otherwise. Final figures are confirmed in the notarial deed.

5. The calculator

The savings calculator on the site is informational. It assumes "other brokers" charge 3–5% commission. These are market averages, not the prices of any specific third party. Our 1.5% + VAT rate is accurate per the current tariff.

6. Booking form

By submitting the booking form, you consent to us contacting you by your chosen method and time. This consent does not obligate you to enter a contract.

7. Intellectual property

All site elements (text, graphics, design, logo, the "LOUV/KEY" trade mark) belong to UAB „LOUV/KEY Realty" or are licensed. Copying, distributing, or commercial use without written permission is prohibited. Quotation, screenshots and links for educational or journalistic purposes are permitted with attribution.

8. Liability

We work to keep information accurate and current, but we make no specific result guarantee. We don't guarantee that:

  • the site will operate uninterrupted
  • all market figures reflect the latest state
  • the calculator's figures are exact for your specific transaction

We are not liable for losses arising from site unavailability or information inaccuracies (except in cases of wilful intent or gross negligence).

9. Third-party links

The site may link to third-party websites (Aruodas, Domoplius, Skelbiu, etc.). We are not responsible for their content or privacy practices.

10. Privacy

Personal data is processed per our Privacy Policy. Cookies are governed by the Cookie Policy.

11. Changes

These terms may be updated. We'll announce material changes at least 30 days in advance. Continued use after changes implies your acceptance.

12. Dispute resolution

These terms are governed by the laws of the Republic of Lithuania. Disputes are resolved by negotiation first. If unresolved, disputes go to the court at the defendant's registered office.
